The building type is an accessory dwelling unit. How you use it — family, long-term rental, or short-term guest stays — is a separate decision from construction, and it depends on your jurisdiction.
Family and in-law
A backyard cottage or attached unit for parents, adult children, or a caregiver. Privacy, a separate entry, and acoustic separation usually matter more than rental staging.
Long-term rental
A second dwelling leased by the month. Durable finishes, storage, laundry, and a clear entry path from parking are the usual construction choices. Landlord licensing is the owner’s responsibility.
Short-term and guest stays
Some owners plan Airbnb-style listings. That is a use, not a separate Artbrick service. Short-term rental rules, owner-occupancy requirements, and listing licenses vary by city and are separate from the building permit.

How do I know if my lot qualifies for an ADU?
Lot size, setbacks, utility access, and existing structures all affect whether an ADU is feasible. We review your parcel map and local ordinance in an initial feasibility conversation — we do not quote buildability from an address alone.
Can you build an ADU for Airbnb or short-term rental?
We can build an ADU that you may later use as a guest unit where your city allows it. Short-term rental limits, owner-occupancy rules, and listing licenses are separate from the building permit. We scope construction and permit coordination — not rental income, listing setup, or property management.
Does Artbrick handle permits or do I hire separately?
Permits handling is part of our ADU scope — application preparation, plan submission, and coordination with reviewers. You are not left to navigate city or county process alone, though we do not guarantee approval timelines.
Can you coordinate kitchen and bath finish inside the ADU?
Yes. Interior finish — drywall, flooring, trim, kitchen, and bath — follows the same quality standards as our remodel wing. Finish level is documented in your written proposal.
How do accessory units relate to primary-home projects?
New backyard units are a separate wing from work on your primary residence. If you also need kitchen, bath, or whole-home updates, we can discuss both scopes in one conversation — each documented in its own written proposal.
