Chimney Removal

Chimney Removal

Licensed contractor · Seattle homes and nearby Snohomish & North King County

A brick stack that no longer serves the fireplace still has to come out without opening the roof to the weather. Chimney removal on Seattle-area homes covers the masonry above the roof, the stack through the floors, or the chase a remodel has to clear — permits filed, the roof closed, and the scope written before the first brick comes down.

Chimney work that matches the house

Seattle and nearby Craftsman and mid-century homes often carry tall brick chimneys that no longer serve a fireplace — or that the city expects owners to address when altering the house. We scope the stack from the roof to the foundation, confirm what still vents through it, and choose the lightest removal that finishes the job cleanly.

On the walkthrough we count the floors the stack crosses, check whether a furnace or water heater still uses the flue, and note whether the fireplace opening stays or gets framed shut. That is what separates a roof-line takeoff from a full stack.

Chimney Scopes

Three Chimney Scopes

Partial above the roof, full stack through the floors, or chimney work inside a remodel — the choice drives cost, timeline, and disruption.

Above the Roof (Partial)

Masonry above the roof line comes down. We frame, sheath, flash, and weave shingles so the roof is weather-tight. Interior chase stays unless you ask otherwise.

Stack Through the Floors (Full)

Masonry comes out through attic and living levels as needed. Openings get framed and closed. A structural review is common when joists or rafters bear on the chimney.

Chimney Work With a Remodel

Chimney removal runs with a kitchen, bath, or larger remodel so one crew sequences demo, structure, and finishes. Dollars are itemized in that proposal.

Planning Ranges (Market)

Common Seattle-area planning bands for budgeting — not an Artbrick bid. Partial often ~$2k–$4.5k; full ~$5k–$10k+. Your house can sit outside these. Firm price after walkthrough.

Our Process

How Chimney Removal Runs

From walkthrough to close-out — with permits, venting checks, and a written scope before work starts.

Walkthrough & Scope

We look at the roof, floors the stack passes through, fireplace or chase, whether framing depends on the masonry, and whether anything still vents through the flue.

Permits & Prep

We file what the city or county requires. Older homes may need asbestos testing first. Engineering is called out when the permit path needs it. Seattle permit guidance.

Removal & Close-Out

Masonry comes down top-down as scoped. Debris leaves on schedule. The roof is patched for above-roof jobs; openings are closed when that work is in the plan. Final inspection follows the permit path.

Chimney Questions

Frequently Asked Questions

Short answers on scopes, permits, asbestos, repair vs removal, and getting a quote.

Do I need a permit to remove a chimney in Seattle?

Most chimney removals in Seattle need a building permit. We file the paperwork. The city decides approval. See Seattle permit guidance.

What is the difference between above-roof and full removal?

Above-roof takes the stack to the roof line and patches the roof. Full removal takes masonry through the floors and closes openings. Remodel-tied work is a third path.

What if my chimney still vents a furnace or water heater?

We check before removal. A chimney that still vents an appliance cannot simply be capped or torn out. The venting path has to be confirmed or redesigned first.

Do you handle asbestos testing?

Testing and abatement are separate licensed trades. On older homes we may require testing before demo. If abatement is needed, that work is priced with a licensed abatement contractor.

Should I repair instead of remove?

Repair can fit active chimneys with limited mortar, crown, or flashing damage. Removal fits unused stacks, chronic leaks, remodel conflicts, or damage past economical repair.

How do I get a chimney removal quote?

Use our contact form or call (425) 422-5947. Send roof and fireplace photos, or call (425) 422-5947. We will confirm scope — above the roof, through the floors, or with a remodel — and walk you through permits.

Do you serve Seattle and nearby cities?

Yes. Chimney removals are common on Seattle homes, and we also work across Snohomish County and North King County — including Everett, Kirkland, Lynnwood, Mill Creek, and surrounding cities. Contact us with your address and we will confirm.
